These Terms and Conditions ("Terms") govern your use of the website located at steelcoreproperty.com (the "Site") and the property management services provided by Steelcore Property Management ("Company," "we," "us," or "our"), a property management company located at 1701 Norwood House Rd, Downingtown, PA 19335.
By accessing our Site, submitting an inquiry, or engaging our services, you ("User," "Client," "Owner," or "Applicant") agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, you must cease use of our Site and services immediately.

The specific services provided and associated fees are governed by the individual Property Management Agreement executed between the Company and each property owner client.
To engage our property management services, clients must enter into a written Property Management Agreement with Steelcore Property Management. That agreement, along with these Terms and our Privacy Policy, constitutes the entire agreement between the parties with respect to the subject matter therein. In the event of any conflict between the Property Management Agreement and these Terms, the Property Management Agreement shall control.
4.1 Management Fees: Monthly management fees are calculated as a percentage of collected rent as specified in your Property Management Agreement. Fees are deducted from rent proceeds prior to disbursement to the owner.
4.2 Tenant Placement Fee: A one-time tenant placement fee is charged when the Company successfully places a qualified tenant. This fee is specified in the Property Management Agreement.
4.3 Maintenance Costs: Maintenance and repair costs are deducted from owner reserves or rent proceeds. Owner approval is required for expenditures exceeding the threshold specified in the Property Management Agreement.
4.4 Late Payments: Owners are responsible for maintaining adequate reserves as specified in the Property Management Agreement. The Company reserves the right to charge interest on overdue balances at the rate permitted under Pennsylvania law.
4.5 Fee Changes: We reserve the right to modify our fees with a minimum of 30 days' written notice to existing clients.

All tenant screening is conducted in compliance with the Fair Housing Act, the Fair Credit Reporting Act (FCRA), and applicable Pennsylvania law.
7.1 Permitted Use: You may use our Site for lawful purposes only. You agree not to use our Site to transmit any unlawful, harassing, defamatory, abusive, threatening, or otherwise objectionable content.
7.2 Intellectual Property: All content on this Site, including text, graphics, logos, images, and software, is the property of Steelcore Property Management or its content suppliers and is protected by United States copyright and trademark laws. You may not reproduce, modify, distribute, or create derivative works from any Site content without our prior written consent.
7.3 Prohibited Activities: You agree not to: (a) use any automated tools to scrape or copy Site content; (b) attempt to gain unauthorized access to any portion of the Site; (c) interfere with the Site's security or functionality; (d) use the Site to transmit unsolicited commercial communications.

Our total liability to you for any claims arising from our services shall not exceed the total fees paid by you to us in the three months preceding the claim.
8.4 Indemnification: You agree to indemnify, defend, and hold harmless Steelcore Property Management and its officers, employees, and agents from any claims, liabilities, damages, and expenses (including reasonable attorneys' fees) arising from your use of the Site, your violation of these Terms, or your violation of any applicable law.
Either party may terminate a Property Management Agreement in accordance with the notice and termination provisions contained within that agreement. We reserve the right to suspend or terminate your access to the Site at any time for any reason without notice.
These Terms shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law principles. Any dispute arising from these Terms or our services that cannot be resolved informally shall be submitted to binding arbitration in Chester County, Pennsylvania, in accordance with the rules of the American Arbitration Association. Nothing in this section prevents either party from seeking injunctive or other equitable relief in a court of competent jurisdiction.
Steelcore Property Management is committed to compliance with all applicable Fair Housing laws, including the federal Fair Housing Act and the Pennsylvania Human Relations Act. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, age, or any other characteristic protected by applicable law. Any violation of Fair Housing laws by our staff, agents, or contractors will be taken seriously and addressed appropriately.
We reserve the right to update or modify these Terms at any time. We will post the updated Terms on our Site with a revised effective date. Your continued use of our Site or services following any modification constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.
If any provision of these Terms is found to be unenforceable or invalid by a court of competent jurisdiction, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
These Terms, together with our Privacy Policy and any executed Property Management Agreement, constitute the entire agreement between you and Steelcore Property Management regarding the subject matter hereof and supersede all prior agreements, understandings, representations, and warranties.
